Lower Place Primary

D and B conversion of changing rooms

We were appointed by the school to carry out the conversion of their existing redundant changing room and boiler house into a teaching space with separate meeting area, disabled and pupil WC’s.

We submitted a number of designs carried out by our in house team to the school and once the proposed layout was agreed we then completed a fully priced schedule of works, including all breakdowns of preliminary items and contingencies. Therefore making it easy for the client to understand the cost of each item and allowing financial transparency throughout the build.

The works involved the demolition of a number of non-load bearing walls, widening of external window openings, the creation of a new external doorway, complete new rewire to the area, ceiling, wall and floor finishes.

Prior to the commencement of the project we instructed a number of professionals to aid us with the works. Such as an Asbestos Surveyor who carried out a demolition and refurbishment survey, Structural Engineer to ensure the walls we removed were non-load bearing and if not then to specify the correct steel to be installed. Finally we approached both Planning and Building Control to ensure our design and specification was in accordance with current regulations and the change of the existing side elevation was approved by the local planning department.

All this was carried out in house by the Tomax design and build team. Providing a one stop solution for the client.
